With the stock market being where it is and the recession eating away at the economy, it’s become harder than ever to sell a home on the market today. Let’s face it, so many people have defaulted on their home loans that the market is flooded with cheap homes, making it hard to get anything done! One way to make your home stand out from the rest is to fix it up…but you have to do it the right way! Fixing up the things I’m going to discuss in this article today should add value to your home allowing you to sell it easier or get more money out of a refinance with the bank. When it comes to renovations that add value to your home, you want to stick to the trends of the day. Whatever is trendy, whatever is popular, that’s what you want focus on. Today some of the main trends revolve around energy-saving appliances, green is in, as well as European stylings. Designer laminates are very popular for kitchen renovations but wood is still very popular too when it comes to counter tops as well as beams and trim treatments. Lighting is important too and sometimes very inexpensive to do. These sort of things can include high-tech fixtures that focus on lighting up specific work areas all the way to dimmer switches. One important trend that seems to be in high demand is the idea of having open kitchens that are integrated into living areas. This is most likely going to include removing a wall or two so it’s not to be done by the lighthearted! Bathrooms are another area that it can pay to remodel. When it comes to this sort of thing, you usually have two main options and those are to either renovate a current bathroom or add on a new bathroom. Many times additions make the most sense from an economic point of view especially if your house only has one or two bathrooms to begin with. It may only cost between five and $10,000 to add a new second bathroom, but that can often translate into 100% or 140% increases over the cost you paid for the renovation. If you choose to renovate an old bathroom you need to be very careful because quite often piecemeal renovation can get carried away with itself and end up costing more than it would’ve cost you to add a new addition! So you really need to be careful. You want to spend as little money as possible on that sort of thing. Finally replacing windows, doors, and skylights that are not energy-efficient with new energy-efficient models can do wonders for resale value as well. So there you have several home renovation ideas that can increase the value of your home if you’re trying to sell and can add value to your home and allow you to refinance at a higher rate as well.

Most people go for home renovation to change the look of their homes. They upgrade their kitchen, add a bathroom or even build a deck. This not only helps in making the house look different but also makes day to day living more enjoyable and practical. But something more important is the role that investment remodelling plays in all this. It is an important consideration from finance point of view for all home owners.

Today, the market is very uncertain and therefore it is important that you monitor all the possible consequences of remodelling. The former belief of investment remodelling paying for itself has been proved wrong. So, whatever investment is done in remodelling must be justified properly in the property value.

Investment Remodelling – Home Maintenance

Even from the financial point of view, it does make sense to keep your home well maintained. If you take care of problems when they are small they will never be any need of expensive repairs. Small problems, when ignored grow into large problems and require huge amount of money for repairing. Like a clog in the gutter if not treated at the right time can lead to big problems like wet basement and even bigger problem like pest infestations. This can severely hurt the sale value of your property.

Wise Choices for Home renovations & Return on Investment

Something like remodelling the kitchen or creating an even better master bedroom definitely adds to lifestyle improvement and the comfort levels, but any idea how do they add up to your property value? Many magazines keep publishing articles on how remodelling each room fares up in your return on investment.

Well, the reality today is very different from what it was in the past and the same goes for the future also. The prices may rise or may fall further. But if you go by current rates, then the return on investment has gone down by 2 – 3%.

Neighbourhood and Investment Remodelling

Though, the neighbourhood property value is not directly proportional to your property price, it will definitely have some relation with the rate of your property. If your property has the lowest rates in the whole neighbourhood, then investing in remodelling may be a good idea. It will help in increasing the rates of your property.

Home Remodelling or Home Restoration

Sometimes, due to accidents like fire or catastrophes, you have to renovate a part of your home. In such cases you may have two options. Either you upgrade the damaged part or just replace them. But on comparing, you will see that restoration will only recover the value of what was damaged but renovating will help you add value to your property. You can upgrade and get funds from insurance. At least a part of it can be recovered from insurance. So, it is always better to go for up gradation instead of restoration.

For all people who are not planning to sell their house, all the words of wisdom written above would not seem appropriate. And for people who are planning to sell their homes in the near future, these simple suggestions will definitely get you a better idea about renovation.

Whether you’re doing home renovations in Vancouver or anywhere in the country, the basics are the same. Home renovation projects are typically controlled by a general contractor. He will estimate the scope of your job, determine what trades are involved and draw up the appropriate plans. This would include hiring all sub-trades, getting the proper permits and supervising on site operations.

General contractors take care of functions that tradesmen like plumbers can’t do. They control the project, overseeing everything to completion. You might try to do this yourself but end up with problems that no specific trade could fix. Amateurs attempting a full scale job will run into trouble. So at the very least, meet with a professional to see what jobs you will be competent performing if you want to get involved in the work.

Meeting With the General Contractor

Drawing up an estimate can take quite a few hours, so remodeling contractors will meet with you to see of they are a good fit for your project. For example, you may say you want a kitchen renovation job when all you really need done is the counter top and a few cosmetic changes. Well this is probably a job better suited for a handyman. If so, ask for a referral to a tradesman they know.

The Estimate

If you feel it’s important to put a time line on your project, consider that your contractor has to determine how busy their tradespeople are at that time of year. For instance, if you wanted a brand new kitchen done before Christmas, and it’s already September 15th, the contractor will have to check schedules for the entire work force to see if they’re booked up. If the carpenter and plumber are really busy, they may need to charge for overtime which will add to the estimate.

The general contractor is the supervisor and may not actually do any of the physical work. His job is to make sure tasks are done in sequence, on time, and hopefully on budget. So if the kitchen remodel comes to $10,000 he may add 15%, to see that the entire project is complete.

That fee is a bargain if you consider how costly it can be if you mess up. What would it cost if a wall has to be re-done, or you have to re-schedule an entire crew like the electrician for instance. Your job could come to a grinding halt if that happened.

The Contract

A contract is a binding legal agreement with your home renovations company, and details the rights and responsibilities to ensure your project is done to your satisfaction. It also safeguards you from financial or personal loss, for bad workmanship, or on-site injury during the project. When everything is spelled out in the contract, it leaves little room for confusion. A good estimate is spelled out in detail and then if agreed on, the contract is drawn up in detail.

As a final check, do some background research on the home renovations company. Check the BBB to see if they are members in good standing. Search their company name and look for reviews. You can find reviews for home renovations companies on Yelp.ca, Weblocal.ca and a number of other local business directories. You can also find reviews by searching through Googles local maps profiles.
